The 18-Month No-Streak Promise
Black streaks and algae won't come back on the roof we treated for 18 months. If they do, we come back and re-treat it free. Here is exactly what that means, in plain English.
The promise
For 18 months from the date we clean it, the roof surfaces we soft washed will stay free of visible algae growth and black streaking. If growth returns inside that window, call us and we will come back and re-treat the affected areas at no charge to you.
There is no refund attached to this promise and no fine-print credit toward a future job. The remedy is that we do the work again, properly, at our cost.
Why we can offer it
Pressure washing removes what you can see and leaves the root structure behind, which is why streaks are usually back within a season. Soft washing applies a professional cleaning solution at low pressure and kills the growth at the root. A properly soft-washed roof in Central Florida typically stays clear for two to four years. Eighteen months is us being conservative about it.
What's covered
- Algae and black streakingThe organic growth — gloeocapsa magma and its relatives — on the roof surfaces we treated.
- Mould, mildew and lichen regrowthOn the same treated surfaces, within the same 18-month window.
- The areas we actually cleanedIf we soft washed the roof but not the north-side lanai, the promise covers the roof.
What isn't
- Permanent stainingRust and metal bleed, oxidation and chalked paint, artillery fungus, set-in tannin. These are not organic growth and no chemical removes them — which is why we tell you about them before we start.
- Damage or alteration after the factRoof repairs, replaced sections, a new leak, storm damage, or pressure washing by someone else after our visit.
- New conditions that cause regrowthA tree that has since grown over the roof, a failed gutter, or a persistent water source that wasn't there when we cleaned.
We tell you what won't come clean before you pay us
This is the part that makes the promise honest. When we quote your job, we look for anything that isn't going to clean up — rust bleeding out from under a gutter, paint that has already oxidised, staining that has been there long enough to be permanent. If we find it, you get told at the quote, in writing, with a photo.
That way nobody is surprised on the day, and the guarantee covers what it says it covers.
How to make a claim
Call (689) 225-3331 or email info@splashkingz.org any time inside the 18 months. Send a photo of the area if you can — it helps us bring the right mix. We will schedule the re-treatment within 30 days, weather permitting, and we will need reasonable access to the property to do it.
The promise applies to the person who paid for the original service and to the property it was performed on. It runs from the service date shown on your invoice.
