What's the difference between soft washing and pressure washing?
Soft washing uses low water pressure with specialized cleaning solutions to safely remove algae, mold and mildew from delicate surfaces like roofs and siding. Pressure washing uses high-pressure water alone and is best reserved for hard, durable surfaces like concrete and pavers.
Is soft washing safe for my roof and landscaping?
Yes. Soft washing uses low pressure, so there's no risk of dislodging shingles or tiles. Every job includes a full pre-soak and post-soak of surrounding plants and landscaping to keep them protected.
How often should I have my home cleaned?
Most Central Florida homes benefit from a full exterior cleaning once or twice a year due to humidity and organic growth. Our Crown Club membership handles this automatically with 4 visits a year.
Will pressure washing damage my siding, roof, or paint?
Not when done correctly. We match the method and pressure to each surface — soft washing for roofs, siding and screens, and controlled pressure washing for concrete and pavers — so nothing is damaged in the process.
How long does a typical cleaning take?
Most single-service jobs (a roof, a house wash, or a driveway) take between 1–3 hours depending on size. We'll give you a time estimate with your free quote.
Do I need to be home during the service?
No. As long as we have access to an exterior water spigot and any gates are unlocked, our crew can complete the job without you being present.

How much does exterior cleaning cost?
It depends on the size of the property and which surfaces are involved, so we quote each job rather than publishing a flat rate that would be wrong for most homes. Quotes are free and carry no obligation. If you'd rather spread the cost across the year, the Crown Club starts at $49 a month and covers four visits.
Do you guarantee your work?
Yes. Roof soft washing is covered by our 18-Month No-Streak Promise: if visible algae growth or black streaking returns to the roof surfaces we treated within 18 months, we come back and re-treat it free.
What's the difference between a one-off clean and the Crown Club?
A one-off clean is exactly that — you book it, we do it, and you call us again when you notice growth returning. The Crown Club is a standing arrangement of four visits a year, each covering a different part of the property, scheduled by us. Across a year it covers the whole exterior, and you never have to notice the algae coming back.
Do you need to use my water and electricity?
We need access to a working exterior water spigot. We do not need your electricity — our equipment runs off its own power.
What happens if it rains on the day of my appointment?
Light rain usually isn't a problem and we'll carry on. If conditions make the job unsafe or would compromise the result, we'll contact you and reschedule to the next available slot at no cost.
How should I prepare for the visit?
Close all windows and any exterior doors, unlock gates so we can reach the full perimeter, move vehicles off the driveway if that's the surface being cleaned, and bring pets indoors for the duration. Move small patio items out of the work area if you can — we'll shift anything larger ourselves and put it back.
Will you clean a roof that's old or already damaged?
It depends on its condition. If soft washing can be done safely we will. If the roof is already failing — significant granule loss, cracked or lifting shingles — we'll tell you straight rather than take the job, because washing a failing roof doesn't help you and can make it worse.
Can every stain be removed?
No, and we'd rather say so upfront. Algae, mildew and general grime come off reliably. Old oil that has soaked into unsealed concrete, artillery fungus on stucco, and rust where the source is still running will often lighten substantially rather than disappear. We'll tell you which category yours falls into before we start.
Do you work on commercial properties?
Yes. Alongside residential work we clean small commercial and business premises across Central Florida. Get in touch with the details and we'll quote it.
Why do the black streaks on my roof keep coming back?
Because pressure washing only removes the visible layer — the algae colony survives and regrows, usually darker, within months. Soft washing kills the organism at the root, which is why a properly soft-washed roof stays clear for years rather than a season.
Do you clean gutters as well?
Yes, gutter cleaning and brightening is one of our services. Gutters and downspouts are also flushed as part of a roof soft wash, since debris comes down as we work.
