What is the difference between pressure washing and surface cleaning concrete?

A pressure washer wand is a narrow high-pressure jet. Held close and swept by hand it cleans, but it also leaves overlap marks. A surface cleaner is a rotating head inside a housing that holds a fixed distance and covers a set width, giving a consistent finish across the whole slab.

Can you remove rust stains from concrete?

Usually. Rust is a mineral stain and needs a specific acid treatment rather than pressure - irrigation rust from well water is the common cause in Central Florida and it responds well. Very old, deep staining may lighten substantially rather than disappear entirely.

Will cleaning damage my pavers?

It can if it is done with a wand at high pressure, which blows joint sand out and leaves the joints open to weeds and washout. We use controlled pressure, and if the joint sand is already thin we will say so, because cleaning without re-sanding afterwards leaves the surface worse off.

Should I seal concrete or pavers after cleaning?

It is often worth it on pavers - sealing locks the joint sand, deepens the colour and slows regrowth. It should only go down on a surface that has been properly cleaned and re-sanded first, so it is a separate visit rather than a same-day extra.

How often should concrete be cleaned in Florida?

Most driveways benefit from once a year. Heavily shaded concrete under oak canopy often needs it more often; an open slab in full sun can go longer. We will tell you which yours is rather than sell you a schedule you do not need.

Why Florida Concrete Goes Green So Fast

Algae needs three things: moisture, shade and a porous surface to hold on to. Central Florida supplies all three for most of the year, which is why a driveway here greens up in a season when the same slab further north would take years.

That is also why the method matters more than the machine. Rinsing removes what is on the surface and leaves the organism in the pore, so it returns quickly. Treating it first kills the growth at the root, and the wash then lifts what is left.

The other half of the job is knowing what you are looking at. Rust is a mineral stain, oil is an absorbed contaminant, efflorescence is salt migrating out of the slab, and organic growth is alive. Four different problems, four different treatments - and none of them are solved by turning the pressure up.
